Do I need to be pre-approved before we start seeing homes?

Will checking my credit for a mortgage hurt my score?

A mortgage pre-approval usually involves a hard inquiry, which may cause a small, temporary dip in your score. Most buyers see only a few points of movement.

The benefit of knowing your numbers and being ready to act almost always outweighs that short term impact, especially when you are shopping in a defined window.

How much do I need for a down payment?

It depends on the loan type. Some programs allow as little as roughly 0 to 3.5 percent down, while others work best at 5 percent or more.

How long does the buying process usually take?

From accepted offer to closing, most financed purchases take about thirty to forty five days. The search phase can be very quick or take a few months, depending on inventory, your criteria, and how fast you want to move.

Early in the process we will talk about your ideal timeline and build a plan around it.

What if I am buying and selling at the same time?

That is common, and there are several ways to structure it, including contingent offers, leasebacks, bridge options, and carefully timed closings.

We will walk through your current home equity, local market conditions, and your risk comfort level to decide whether to buy first, sell first, or coordinate both together.

How much over or under list price should I offer?

It depends on the specific home and the micro market around it. We will look at recent comparable sales, days on market, current competition, and seller motivation before suggesting a strategy.

The goal is to write an offer that is strong enough to win but still aligned with your budget, risk comfort, and long term plans.

What happens if there are multiple offers?

Do I have to get a home inspection?

In most cases it is strongly recommended, even when it is not required. An inspection helps you understand the homes true condition and plan for future repairs.

In rare, highly competitive situations, some buyers choose to waive or limit inspections. If that is ever on the table, we will talk through the risks in plain language first.

What happens if the inspection finds problems?

Almost every inspection finds something. The key is separating normal wear and tear from health, safety, or major issues.

Depending on your contract, we may request repairs, ask for a credit, renegotiate, or in rare cases cancel under your inspection contingency. We will guide you through every option.

What is earnest money and is it refundable?

Earnest money is a good faith deposit you put down when your offer is accepted. It is usually held in escrow and applied to your closing costs or down payment.

Whether it is refundable depends on your contract and contingencies. If you cancel for a covered reason within the allowed timelines, you can often get it back. We will make sure you understand those outs before you sign.

When do I actually get the keys?

Typically, you get keys once signing is complete, funds are delivered, and the transfer is recorded with the appropriate office.

Sometimes buyers and sellers agree to possession at a different time, for example a short seller rent back. We will confirm your exact key handoff date as part of the offer.

Can you help if I am relocating from out of the area?

Absolutely. We regularly work with relocating buyers, including military and corporate moves, and people simply choosing a new chapter.

That can include virtual tours, neighborhood deep dives, timing your trip here around key milestones, and coordinating with your out of area agent if you are also selling a home elsewhere.

What if I am not ready to buy for 6 to 12 months?

That is completely okay. A lot of our best client relationships start months before someone is ready to write an offer.
